TOWNSHIP OF LAURENTIAN VALLEY In the matter of Sections 34, 51(20) (a) and (b), and 51(21) of the Planning Act, R.S.O. 1990, c.P. 13, as amended, the Corporation of the Township of Laurentian Valley hereby gives REVISED NOTICE OF THE FOLLOWING:
Public Meeting Location of Subject Lands Description of Applications Purpose and Effect of Zoning By-law Amendment (Revised) (Application File No. Z-2010-17) The effect of the amendment is to rezone lands from Residential One (R1), Residential One-Exception Six (R1-E6) and Environmental Protection (EP) to Environmental Protection-Exception Eight (EP-E8) and from Residential One (R1) to Residential One-Exception Twenty Three (R1-E23). The amendment would establish an exception zone to recognize a 30 metre buffer around an existing cattail marsh on the property wherein no development is permitted, and to recognize a stormwater management pond as a permitted use in the EP-E8 zone. A new R1-E23 zone would be established to recognize that uses permitted in the R1 zone are permitted on lands zoned R1-E23, notwithstanding that they are within 120 metres of a PSW. A provision would also be added to the R1-E6 zone to recognize that uses permitted in the R1 zone are permitted on lands zoned R1-E6, notwithstanding that they are within 120 metres of a PSW. If a person or public body does not make oral submissions at a public meeting, if one is held, or make written submissions to the County of Renfrew in respect of the proposed plan of subdivision before the approval authority (being the County) gives or refuses to give approval to the draft plan of subdivision, and/or if a person or public body does not make oral submissions at a public meeting or make written submissions to the Township of Laurentian Valley in respect of the proposed Zoning By-law Amendment before the by-law is passed, the person or public body is not entitled to appeal the decision of the County of Renfrew and/or the Township of Laurentian Valley, to the Ontario Municipal Board. If a person or public body does not make oral submissions at a public meeting, if one is held, or make written submissions to the County of Renfrew in respect of the proposed plan of subdivision before the approval authority gives or refuses to give approval to the draft plan of subdivision and/or if a person or public body does not make oral submissions at a public meeting or make written submissions to the Township of Laurentian Valley in respect of the proposed Zoning By-law Amendment before the by-law is passed, the person or public body may not be added as a party to the hearing of an appeal before the Ontario Municipal Board unless, in the opinion of the Board, there are reasonable grounds to do so.
