TOWNSHIP OF LAURENTIAN VALLEY
NOTICE OF PUBLIC MEETING FOR APPLICATION FOR SUBDIVISION APPROVAL
AND NOTICE OF REVISED APPLICATION

In the matter of Sections 51(20)(a) and (b), and 51(21) of the Planning Act, R.S.O. 1990, c.P. 13, as amended, the Corporation of the Township of Laurentian Valley hereby gives NOTICE OF THE FOLLOWING:

  1. A revised Application for the Approval of a plan of subdivision (County of Renfrew Application 47-T-10003).
  2. A Public Meeting regarding the proposed subdivision.

Location of Subject Lands
The County of Renfrew has received application No.47-T-10003 for approval of a plan of subdivision for the lands described as Part Lots 22 and 23, Concession 1, in the geographic Township of Pembroke, in the Township of Laurentian Valley and located abutting the Ottawa River, Hales Creek and Golf Course Road, as shown on the attached Key Map.

Public Meeting
A PUBLIC MEETING TO INFORM THE PUBLIC OF THE PROPOSED SUBDIVISION WILL BE HELD ON TUESDAY APRIL 5th, 2011, AT 5:30 P.M., AT THE TOWNSHIP OF LAURENTIAN VALLEY MUNICIPAL OFFICE LOCATED AT 460 WITT ROAD.

Description of Application
Plan of Subdivision
The proposed residential plan of subdivision consists of a proposed 12 residential lots for single detached dwellings, 1 block for water access and 1 block for an existing single detached dwelling known municipally as 221 Golf Course Road, along with a proposed road to be dedicated to the Township. The subdivision application has been revised to combine one former access block with the block occupied by the existing single detached dwelling (currently 221 Golf Course Road). The lots are to be serviced by individual private wells and septic systems. All the lots will be accessed by an internal loop road which connects to Golf Course Road. The County of Renfrew File No. for the proposed plan of subdivision is 47-T-10003.

No application for zoning by-law amendment has yet been filed with the Township of Laurentian Valley, however an amendment to the Township’s Zoning By-law will be required as a condition of draft plan of subdivision approval.

Additional Information and Notification of Decision
ADDITIONAL INFORMATION regarding the proposed plan of subdivision is available at the County of Renfrew at the address indicated below. Any questions related to the proposed plan of subdivision should be directed to either Mr. Charles Cheesman, Manager of Planning Services at the County of Renfrew at the address below. In addition, questions may also be directed to Lauree Armstrong, the Township Planner at 460 Witt Road, Laurentian Valley, ON; Phone 613-735-6291; or Fax: 613-735-5820.

If a person or public body does not make oral submissions at a public meeting, if one is held, or make written submissions to the County of Renfrew in respect of the proposed plan of subdivision before the approval authority (being the County) gives or refuses to give approval to the draft plan of subdivision, the person or public body is not entitled to appeal the decision of the County of Renfrew to the Ontario Municipal Board.

If a person or public body does not make oral submissions at a public meeting, if one is held, or make written submissions to the County of Renfrew in respect of the proposed plan of subdivision before the approval authority gives or refuses to give approval to the draft plan of subdivision, the person or public body may not be added as a party to the hearing of an appeal before the Ontario Municipal Board unless, in the opinion of the Board, there are reasonable grounds to do so.

Accordingly, all written submissions, documents, correspondence, e-mails or other communications (including your name and address) form part of the public record and will be disclosed/made available by the Township and/or the County to such persons as the Township and/or the County deem appropriate, including anyone requesting such information. Accordingly, in providing any such information, you shall be deemed to have consented to its use and disclosure as part of the planning process.
