THE CORPORATION OF THE TOWNSHIP OF LAURENTIAN VALLEY TAKE NOTICE that pursuant to the requirements of Section 34(10.7) of the Planning Act, R.S.O. 1990, c.P.13, as amended, the Corporation of the Township of Laurentian Valley advise that an application for amendment to Comprehensive Zoning By-law No. 08-04-391 of the Township of Laurentian Valley has been received and was deemed to be a complete application pursuant to the requirements of the Planning Act. PURPOSE, EFFECT AND LOCATION OF ZONING BY-LAW AMENDMENT (Application File No. Z-2010-17) The subject lands previously received draft plan approval for a residential subdivision development, however the draft plan approval lapsed before the conditions for final approval were met. As a result, the property owner was required to re-file an application for subdivision approval with the County of Renfrew and they are currently in the process of doing this. While no application for subdivision approval has been received by the County of Renfrew at this time, the property owner has submitted a concept plan to the Township in support of the application for zoning by-law amendment, along with other supporting studies and documentation. The effect of the amendment is to rezone lands from Residential One (R1), Residential One-Exception Six (R1-E6) and Environmental Protection (EP) to Environmental Protection-Exception Eight (EP-E8) and from Environmental Protection (EP) to Environmental Protection-Exception Eight (EP-E8). The amendment would establish an exception zone to recognize a 30 metre buffer around an existing cattail marsh on the property wherein, no development is permitted. The lands affected by the Amendment are Part of Lots 11 and 12, Concession 2, FAL, geographic Township of Pembroke, in the Township of Laurentian Valley, as shown on the Key Map and more specifically the area outlined in green on the draft plan/rezoning sketch attached to the notice. A FULL COPY OF THE NOTICE AND COPIES of the proposed amendment, material provided under Section 34 (10.1) of the Planning Act and any additional information relating to the proposed Zoning By-law Amendment (Application File No. Z-2010-17), are available for inspection during regular office hours at the Township Office. ANY PERSON may attend the public meeting and/or make written or verbal representation either in support of or in opposition to the amendment aforesaid. If a person or public body does not make oral submissions at a public meeting or make written submissions to the Township of Laurentian Valley before the by-law is passed, the person or public body is not entitled to appeal the decision of the Township of Laurentian Valley to the Ontario Municipal Board. If a person or public body does not make oral submissions at a public meeting, or make written submissions to the Township of Laurentian Valley before the by-law is passed, the person or public body may not be added as a party to the hearing of an appeal before the Ontario Municipal Board unless, in the opinion of the Board, there are reasonable grounds to do so.
