NOTICE OF THE PASSING
OF AN OFFICIAL PLAN AMENDMENT BY
THE CORPORATION OF THE TOWNSHIP OF LAURENTIAN VALLEY

TAKE NOTICE that Council of the Corporation of the Township of Laurentian Valley passed By-law No. 2011-07-031, thereby adopting Official Plan Amendment No. 7 to the Official Plan for the Township of Laurentian Valley on the 12th day of July, 2011, in accordance with Sections 17 and 21 of the Planning Act, R.S.O. 1990, c.P.13, as amended.

PURPOSE, EFFECT & LOCATION OF OFFICIAL PLAN AMENDMENT NO. 7 (File No. O-2011-01)
The purpose of proposed OPA No. 7 to the Official Plan, is to redesignate lands in order to permit the construction of a single detached dwelling and accessory buildings, on a portion of a property that is within the Davis Mills Clay Hills Area of Natural and Scientific Interest (ANSI). The subject lands are part of a larger lot comprised of approximately 20.79 hectares (51.37 acres) which is currently vacant. As a result of pre-consultation with the Ontario Ministry of Natural Resources (MNR), it has been determined that there is an approximately 0.4046 hectares (1.0 acre) area of the lot, where a dwelling could be constructed without a negative impact on the earth science features of the ANSI. The specific locations of the dwelling and any accessory buildings or structures would also be subject to site plan control. Please note, there is no associated severance with this proposal as the subject lands will remain part of the larger property holding. The effect of this amendment is to redesignate lands from “Environmental Protection” to “Environmental Protection -Exception Two” on Schedule ‘A-1’(Alice) and establish a special provision for the Environmental Protection-Exception Two designation, which permits a single detached dwelling and accessory buildings/structures on the subject lands.

A concurrent Application for Zoning By-law Amendment (File No. Z-2011-08), has also been processed for the subject lands and the associated By-law was passed by Council on July, 12, 2011, as By-law No. 2011-07-032.

The lands affected by OPA No. 7 (Application O-2011-01) and the corresponding Zoning By-law Amendment (Application No. Z-2011-08) are comprised of approximately 0.4046 hectares (1.0 acre) located along Zanders Road within Part of Lot 21, Concession 7, in the geographic Township of Alice, in the Township of Laurentian Valley, as shown as on the Key Map.

A COPY of the proposed Official Plan Amendment and any additional related information is available for inspection during regular office hours at the Township Office or at the County of Renfrew, Planning Department.

ANY PERSON OR PUBLIC BODY will be entitled to receive notice of the proposed decision of the Approval Authority which is the County of Renfrew, if a written request to be notified of the decision is made to the County of Renfrew, Department of Property and Development, Attention: Mr. Charles Cheesman, MCIP, RPP, Manager of Planning Services, 9 International Drive, Pembroke, Ontario, K8A 6W5.

PLEASE NOTE that one of the purposes of the Planning Act is to provide for planning processes that are open, accessible, timely and efficient. Accordingly, all written submissions, documents, correspondence, e-mails or other communications (including your name and address) form part of the public record and will be disclosed/made available by the Township to such persons as the Township deems appropriate, including anyone requesting such information. Accordingly, in providing any such information, you shall be deemed to have consented to its use and disclosure as part of the planning process.
