Notice Regarding 3rd and 4th Installments of Property Taxes for 2010

TOWNSHIP OF LAURENTIAN VALLEY 2010 PROPERTY TAXES

FINAL TAX BILL - INSTALLMENTS 3 AND 4

On February 18, 2010 the Township sent out the interim tax bills for the year 2010. They were due in two installments payable March 31, 2010 and May 31, 2010. Please remember that there is a 1.25% penalty applied per month on late payments.

Please note, the final tax bills were mailed out on or about July 21, 2010.  The Final Tax Bill can be paid in two installments which are the third and fourth installments respectively of the 2010 taxes.  The third installment is due August 31, 2010, and the fourth and final installment of 2010 is due October 29, 2010.

We also wish to remind ratepayers who have property assessed with a combination of both residential, farm or managed forest assessment and a capped class assessment (commercial, industrial, multi-residential), that you will not receive a separate tax bill for the residential portion of the property assessment or a separate tax bill for the capped class assessment, it all appears on one tax bill.

We would also point out that the 2010 interim bill under Provincial regulations shall be billed at 50% of the previous years taxes, including any special charges such as waste collection, street lights, sewer charges etc. In order for the Township to comply with these provincial regulations, we must use last year’s total taxes divided by 50%, to arrive at the correct figures. The final bills which are generally issued in early June, will use the 2010 assessment value times the new tax rates, to come up with the final taxes for the year. That figure is then reduced by the amount of the interim tax bill, to calculate the balance owing which will then be divided into two installments. The final bills will be broken down between residential, residential and capped and only capped properties.

If you have not received your tax bill, or have changed your mailing address, please contact the Municipal Office as soon as possible. If the property has changed ownership, please return the tax bill to the Municipal Office. If your tax bill is marked for information only it means that it has been forwarded to your Mortgage company for payment.

Please remember there are a variety of methods available to ratepayers to pay taxes:

1. By submitting post dated cheques to the Municipal Office;

2. By cheque, cash or Interac at the Municipal Office;

3. By cheque, cash or Interac at the Bank of Nova Scotia Pembroke;

4. By telephone/internet banking with all major banks; or

5. By mail slot at the Municipal Office (Left side of main door at 460 Witt Road).

Please note: The Municipal Office is currently undergoing renovations which may cause delays by times when paying tax bills in person at the Municipal Office, particularly during August 2010.  As indicated above there are a number of alternative methods available to ratepayers for paying taxes and you may wish to consider using one of these alternative approaches this year.  Your patience and understanding is appreciated should you chose to visit the Municipal Office during the renovations.
